Architectural Partners provided architectural design and project management services for the adaptive reuse of the historic Dan River Fabrics Administration Building into The Laurel Hotel, a boutique hotel that now serves as a centerpiece of the ongoing revitalization of Danville’s historic Schoolfield district. Originally constructed in 1906 with a 1921 addition, the 13,000-square-foot administration building once supported one of the nation’s largest textile operations before sitting vacant for more than two decades.
The project transformed the former office building into a fully accessible hospitality destination by converting the first and second floors into guest amenities and lodging, renovating the attic into unique guest rooms, and repurposing the basement for additional accommodations and support spaces. As a Historic Tax Credit project, the rehabilitation required extensive coordination with the Virginia Department of Historic Resources and the National Park Service to preserve the building’s historic integrity while meeting modern building and accessibility standards.
Exterior restoration included cleaning and repointing the historic brick masonry, reconstructing deteriorated entry stoops, restoring more than 150 original wood and steel windows, and replacing the deteriorated terra cotta roof with historically accurate Italian clay tile. Careful detailing allowed the original exposed wood roof structure to remain visible while integrating modern insulation and energy-efficient construction techniques.
Sustainability was a central component of the project. By adapting an existing historic structure rather than constructing a new facility, the project preserved an important community landmark while reducing environmental impact. Additional sustainable features include restored windows with interior storm panels, low-flow plumbing fixtures, electric vehicle charging stations, reuse of existing parking areas, new landscaped green space, and the installation of a pollinator garden.
Today, The Laurel Hotel celebrates the rich history of the Dan River Mills through restored architectural features, historically inspired interiors, and interpretive displays that honor the community’s textile heritage. The project stands as a successful example of adaptive reuse, historic preservation, and economic revitalization working together to breathe new life into a significant historic landmark.
